Construction Scheduler
We are seeking an experienced Construction Scheduler with a strong background supporting complex pharmaceutical, biotechnology, life-science, or process-manufacturing construction projects. The ideal candidate will have at least 10 years of construction scheduling experience, including direct involvement with projects performed in regulated current Good Manufacturing Practice (cGMP) environments.
This position will be responsible for developing, maintaining, analyzing, and communicating detailed project schedules from preconstruction through commissioning, qualification, validation, and final closeout. The Construction Scheduler will work closely with project managers, superintendents, owners, design professionals, trade contractors, equipment vendors, commissioning teams, and validation personnel to ensure schedules are accurate, properly sequenced, and aligned with project objectives.
Key Responsibilities
- Develop and maintain detailed baseline and master project schedules using Microsoft Project.
- Prepare schedules covering design, procurement, permitting, construction, equipment installation, startup, commissioning, qualification, validation, turnover, and closeout.
- Incorporate pharmaceutical-process activities, including utility installation, process-equipment delivery, cleanroom construction, equipment startup, system commissioning, and CQV activities.
- Coordinate scheduling activities with project managers, field supervision, subcontractors, vendors, design consultants, commissioning agents, validation teams, and client representatives.
- Establish appropriate activity sequencing, durations, milestones, calendars, constraints, and logic relationships.
- Identify the project's critical path and evaluate activities that may affect key completion, turnover, and production milestones.
- Update project schedules regularly using information obtained from project teams, subcontractors, procurement personnel, and field observations.
- Evaluate schedule progress against the approved baseline and identify variances, delays, and emerging risks.
- Develop recovery schedules, mitigation plans, and schedule-compression strategies when project milestones are at risk.
- Perform schedule-impact and time-impact analyses for design changes, owner-directed changes, procurement delays, unforeseen conditions, and other project impacts.
- Track long-lead equipment, owner-furnished equipment, process systems, controls, automation components, and specialized pharmaceutical equipment.
- Integrate submittal, RFI, design-review, procurement, fabrication, delivery, installation, inspection, testing, commissioning, and validation activities into the project schedule.
- Support pull-planning and short-term look-ahead scheduling with the project management and field teams.
- Prepare two-week, three-week, and six-week look-ahead schedules as required.
- Produce clear schedule reports, executive summaries, milestone reports, critical-path analyses, and progress presentations.
- Attend project meetings and clearly communicate schedule status, risks, required decisions, and recommended corrective actions.
- Verify that schedule updates accurately reflect actual jobsite conditions and documented project progress.
- Maintain proper schedule documentation and historical records to support project controls, change management, and potential delay claims.
- Assist with earned-value analysis, manpower forecasting, cash-flow projections, and progress measurement when required.
- Ensure scheduling activities comply with client procedures, project controls requirements, and applicable cGMP documentation standards.
Required Qualifications
- At least 10 years of professional construction scheduling experience.
- Demonstrated scheduling experience on pharmaceutical, biotechnology, life-science, medical-device, food-and-beverage, or other regulated process-manufacturing projects.
- Strong working knowledge of current Good Manufacturing Practice (cGMP) requirements and regulated construction environments.
- Advanced proficiency in Microsoft Project.
- Experience developing and maintaining detailed, logic-driven construction schedules.
- Thorough understanding of critical-path methodology, schedule logic, float, constraints, milestones, resource loading, and progress measurement.
- Strong knowledge of commercial and industrial construction means, methods, sequencing, and durations.
- Experience scheduling process piping, mechanical systems, electrical systems, instrumentation, controls, clean utilities, process equipment, and building systems.
- Understanding of pharmaceutical-project turnover, commissioning, qualification, and validation requirements.
