Overview
This role is responsible for managing all aspects of assigned construction projects, ensuring successful delivery from preconstruction through close-out. The Project Manager oversees financial performance, client satisfaction, and team development, while fostering strong relationships with owners, architects, subcontractors, and suppliers. This position may manage major portions of larger projects or have full oversight of smaller projects.

Key Responsibilities

Project Leadership & Client Management

• Ensure overall project success, including financial goals, quality standards, and schedule adherence.

• Build and maintain strong relationships with owners, design partners, subcontractors, and suppliers.

• Mentor and coach Assistant Project Managers and Project Engineers.

• Lead project documentation, including RFIs, submittals, and BIM coordination.

Preconstruction & Business Development

• Assist with pursuits, RFQs, RFPs, and interviews.

• Participate in preconstruction meetings and cost model development.

• Support QA/QC reviews and workforce/vendor participation goals.

Estimating & Bidding

• Perform quantity take-offs and support estimating efforts from concept through construction documents.

• Develop bidder lists, review subcontractor qualifications, and oversee procurement processes.

• Conduct page-turn reviews and coordinate scope with field staff and design teams.

Scheduling & Cost Control

• Assist in CPM schedule creation and updates; co-lead Last Planner efforts.

• Manage change pricing, track labor and material costs, and maintain cost control logs.

• Collaborate with accounting on pay applications, Schedule of Values, and other billing documentation.

Subcontractor & Field Coordination

• Manage subcontractor scopes, changes, and invoices.

• Assist superintendents with manpower planning and pre-installation meetings.

• Track workforce and vendor participation goals.

Project Meetings & Reporting

• Attend weekly work plan meetings, safety meetings, and coordination meetings.

• Lead or participate in PACE reporting and monthly reviews.

Close-Out & Post-Construction

• Oversee punchlist processes and ensure “zero item” completion goals.

• Support close-out documentation, commissioning, and owner training.

Other Responsibilities

• Actively engage in business development and industry events.

• Participate in Lean initiatives and continuous improvement efforts.

• Perform functions of a Project Engineer when needed.

Qualifications

Required:

• Bachelor’s degree in Construction Management or related field.

• 5+ years of related experience, including exposure to self-perform capabilities.

• Proven ability to build trust and partnerships with owners, design teams, and subcontractors.

Preferred:

• Estimating and field experience.

• Scheduling experience.

Skills:

• Strong organizational and problem-solving abilities.

• Excellent written and verbal communication skills.

• Proficiency in Microsoft Office (Excel strongly preferred).

• Ability to manage competing priorities and work independently.

• High personal integrity and confidentiality.

Work Environment & Travel

• Primarily office-based with periodic travel to project sites or regional locations.

• Occasional exposure to construction environments, including outdoor conditions and uneven terrain.
