Lead Multifamily Superintendent
The Lead Multifamily Superintendent oversees all field operations for ground‑up and large‑scale multifamily projects, ensuring work is executed safely, efficiently, and to the highest quality standards. This role is responsible for driving the schedule, coordinating all trades, maintaining site logistics, and serving as the primary on‑site leader representing the general contractor. Candidates must bring 10–15 years of multifamily construction experience with a GC, including successful delivery of podium, garden‑style, wrap, or mixed‑use residential projects.
Key Responsibilities
- Direct all day‑to‑day field operations from site prep through turnover, ensuring adherence to plans, specifications, and safety standards.
- Lead subcontractor coordination, sequencing, and daily production planning to maintain schedule milestones.
- Oversee installation of structural, MEP, envelope, and interior systems with a strong focus on quality control and issue resolution.
- Manage site logistics, material deliveries, equipment planning, and manpower forecasting.
- Conduct daily and weekly coordination meetings with trades, project management, and ownership teams.
- Maintain accurate documentation including daily reports, inspections, RFIs, as‑built conditions, and safety records.
- Enforce company safety program and OSHA requirements; champion a culture of proactive risk mitigation.
- Collaborate closely with the Project Manager on schedule updates, cost impacts, change management, and procurement needs.
- Mentor Assistant Superintendents and field engineers, supporting their growth and technical development.
- Lead punch‑out, QA/QC walks, and turnover activities to ensure a smooth closeout and high‑quality final product.
Qualifications
- 10–15 years of experience as a Superintendent with a general contractor, specifically on multifamily projects.
- Proven track record delivering large‑scale residential communities (podium, wrap, garden‑style, or mixed‑use).
- Strong understanding of structural systems, MEP coordination, building envelope, and interior finishes.
- Proficiency with construction management software (Procore, Bluebeam, MS Project, or similar).
- OSHA 30 certification preferred.
- Excellent communication, leadership, and subcontractor management skills.
- Ability to read and interpret plans, specifications, and technical documents with precision.
- Demonstrated success maintaining aggressive schedules and resolving field issues quickly and effectively.
