$17.50 - $22.00 per hour
This is an intermediate level position in which the employee will perform the day-to-day administrative and management service obligations of a portfolio of investment properties.
GENERAL DESCRIPTION
This is a full time position in which the person will be responsible for managing the real estate assets of our Owner clients maximizing the investment potential for the assets. The Rental Property Manager will act on behalf of the Owner in order to fulfill the terms of the management agreement. Area of service includes Charlotte and Gastonia.
PRIMARY RESPONSIBILITIES/DUTIES
- Solicit, prepare and submit Request For Proposals, and review contracts relating to improvements and maintenance of all properties managed.
- Provide advice and make recommendations to Owner for improvements to the properties in their portfolio.
- Monitor market conditions and set appropriate rental rates for vacant properties.
- Develop and implement marketing plan to maximize cash flow of the asset.
- Advise and submit recommendations to Owner regarding all aspects of financial viability of their property.
- Monitor and ensure performance of management contracts and lease contracts.
- Communicate with the Owner on a regular basis to update the Owner of significant events regarding their properties.
Other Duties
- Fill out and file eviction & writ paperwork with the Clerk of Courts and online attorney portals
- Appear in all county court proceedings for Summary Ejectments.
- Respond to emails and calls from Residents regarding lease renewals, move-out processes, delinquencies, etc.
- Complete property inspections: move-outs, new property, Section 8, etc. in accordance with management contract.
- Coordinate with Maintenance Division to insure timely completion of make-ready process on vacant properties.
- Coordinate with Leasing Department in securing new tenants and negotiating rents.
- Assist Rental Property Managers as needed
- Other duties as may be assigned.

PREFERRED EDUCATION
- Bachelor’s degree required or equivalent education and experience.
- Rental Property Managers must have NC/SC Real Estate Broker’s License
Salary Description
17.50 - 22.00 per hour
