We are seeking an experienced Preconstruction Manager to lead front-end planning and estimating efforts for large scale multifamily and commercial construction projects in the Charlotte market. This role is critical in shaping project success from early concept through final GMP, working closely with owners, design teams, and internal operations.

The ideal candidate brings strong estimating expertise, leadership ability, and client facing skills, with experience managing complex projects in dense urban environments.

Responsibilities:

• Lead preconstruction efforts from conceptual design through construction documents
• Develop detailed budgets, cost models, and GMP proposals
• Collaborate with owners, architects, and consultants during design development
• Manage subcontractor outreach, scope development, and bid leveling
• Identify cost drivers, risks, and value engineering opportunities
• Support project strategy including scheduling, logistics, and sequencing
• Present budgets and cost updates to clients and internal leadership
• Mentor estimators and coordinate across preconstruction and operations teams

Requirements:

• 7 or more years of experience in preconstruction or estimating for commercial construction
• Strong background in multifamily, student housing, senior living, or mixed use projects
• Proven experience developing conceptual estimates and managing GMP processes
• Ability to lead multiple projects during early phases simultaneously
• Strong understanding of construction methods, sequencing, and cost drivers
• Excellent communication, organization, and leadership skills
• Client facing experience with the ability to drive collaboration and trust
