We are seeking a reliable and experienced Maintenance Supervisor to lead our on-site maintenance operations for a residential apartment community. In this role, you will work closely with the Property Manager to ensure all maintenance needs are met efficiently, safely, and in compliance with company and industry standards.

Key Responsibilities:

• Supervise and coordinate daily maintenance tasks, repairs, and preventive maintenance programs
• Prioritize and complete resident work orders in a timely manner (within 24 hours when possible)
• Oversee make-ready process for vacant units to meet move-in timelines
• Perform regular property inspections to identify and resolve maintenance or safety issues
• Coordinate with vendors for large repairs, capital projects, and special services
• Ensure pool maintenance, chemical levels, and area cleanliness (CPO required)
• Maintain accurate maintenance logs, inventory, and vendor insurance records
• Provide on-call support for after-hours maintenance emergencies
• Assist with snow removal, weather prep, and emergency response when necessary
• Promote a safe and clean work environment for staff and residents

Qualifications:

• Minimum 2 years of maintenance leadership experience in residential or multifamily properties
• High school diploma or GED required
• Must have a valid driver’s license, reliable transportation, and tools
• CFC (EPA), CPO, and HVAC certifications required
• Strong organizational and time management skills
• Ability to lead a team and handle multiple priorities under pressure
• Familiarity with OSHA, EPA, and Fair Housing regulations
• Experience with property management systems preferred
