The Carroll Companies, a highly successful real estate development firm specializing in multifamily, mixed use and self-storage properties is seeking a Facility Manager to join its self-storage team. The Facility Manager is responsible for assisting in the oversight of the day-to-day operations of the third-party managed and Bee Safe managed self storage portfolio.
Headquartered in Greensboro, NC, The Carroll Companies has built and/or has under construction multi-family, single family, industrial, hospitality, mixed-use and self-storage properties.This position is located in Greensboro, NC and may require relocation.Reports to VP of self-storage company.
Principal Duties and Responsibilities
- Assist VP to help maximize third-party managed and Bee Safe managed self-storage portfolio returns through analysis of properties, property rents and operational efficiencies
- Rents and promotions at all locations should be studied and recommendations made to President and VP for any suggested changes.
- Perform market research and comparable property analysis. Make comparisons of pricing and recommendations of any modifications needed.
- Work closely with VP, in-house self-storage team and third-party property management team to execute property level forecasts, annual budgets and marketing plans.
- dentify opportunities for improved self-storage portfolio performance and marketing needs.
- Assist in creating wine storage marketing & promotions and follow up.
- Assist VP in development proforma budgets.
- Act as liaison, if requested, between ownership and third-party property manager.
- Prepare property performance memorandums and presentations for internal use.
- Create monthly Bee Safe internal newsletter for VP to review. Distribute once approved.
- Assist in producing weekly, monthly and quarterly reports and respond to ad hoc ownership requests.
- Coordinate and conduct monthly facility management meetings.
- Other company related tasks as requested by self-storage company President, Vice-President or other senior management members.
- Perform regular on-site property/facility inspections minimum of every 2 weeks, in NC and adjoining states, and minimum of every 3 weeks in other states. Ensure all sites have excellent exterior and interior appearances.Ensure landscaping, beds, grass areas, irrigation systems are always a top priority and maintained year round.
- Complete property inspection checklists and send copies to VP.
- Report any facility repairs and needs to VP as needed. Follow up to ensure all items are addressed and completed in a timely manner. Make misc. minor repairs, when feasible and possible, while onsite. Manage anItems to Address list on all items found during site inspections to ensure all are completed.
- Valid driver’s license and a good driving record also required.
- Review onsite marketing efforts and each property’s daily, weekly & monthly marketing efforts.
- Work with Bee Safe managed and 3rd party managed facilities onsite Property Managers and Assistant PropertyManagers on any facility items that need to be addressed.
- Ensure Bee Safe managed facilities have adequate coverage during all normal store operating hours. May require working at facility from time to time, if needed.
- Assist in ensuring Bee Safe managed facilities are adhering to company policies and procedures.
- Communicate with 3rd party management company District Managers on Bee Safe managed facilities.
Education and Experience Requirements
- Minimum 3 years real estate asset management experience
- On-site experience in self-storage operations is strongly preferred
- Strong Microsoft Office skills (Microsoft Excel, Word and Power Point)
- Experience with self storage property management software is preferred but not required
- Outgoing and friendly and can build consensus among various stakeholders
- Highly professional, detail oriented and methodical
- Ability to train and persuade others regarding new technology, marketing and business processes
- Ability to multi-task and assist in handling various properties/portfolios simultaneously
- Ability to work outside normal business hours at times depending upon workload
- Ability to lead and follow through change management initiatives
- Excellent analytical and problem-solving skills
- Excellent written and verbal communication skills
- Bachelor’s degree is required
