Job Summary: Wellington Advisors is searching for a motivated and energetic Regional Community Manager who will be empowered to share their skillset, improve their portfolio’s performance, partner with their clients on common goals and lead their team to produce an excellent on-site customer service experience for both residents and prospects within their portfolio.

Duties and Responsibilities :
- Ensure ownership goals are met through leasing, resident retention, and budget management.
- Maintain current “state of the property” knowledge by way of frequent property visits to support Managers as well as uncover potential problems before they become larger issues
- Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
- Knowledge of our communities, as well as nearby competitors.
- Participate in weekly/bi-weekly client meetings to review property’s performance
- Ability to write reports, business correspondence, and procedure manuals.
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
- Coordinate major expenses / cap-X projects with the client
- Participate in onsite inspections for Due Diligence, Lender, Insurance, or other relative inspections.
- Plan, prepare and present Annual Budgets for ownership
- Collections & Write-Offs: Review tenant collections and any proposed write-offs for accuracy and justification.
- Payables: Review and approve all payables requiring authorization before payment.
- Accounts Receivable: Review accounts receivable reports to ensure timely collection and proper posting.
- Rent Roll: Review the rent roll for accuracy, ensuring all leases, renewals, and concessions are properly reflected.
- Commissions: Review and approve leasing or referral commissions, where applicable, for accuracy and policy compliance.
- Marketing & Online Presence: Review property marketing materials and websites regularly to confirm accuracy and consistency of information.
- Approve invoices and audit invoices as needed to ensure they are coded correctly and scanned to the corporate office in a timely manner each week.
- Review the income statement on a regular basis for any errors.
- Audit to ensure all rent, application fees, administrative fees, and deposits are paid on time and deposited in the bank and recorded into Yardi the same day they are received.
- Audit to ensure all late fees are posted on the 6th of the month and a notice is delivered/emailed to the tenant
- Audit to ensure all delinquency is paid in full by the deadline or eviction must be filed.
- Ensure all prior tenant balances are paid within 30 days of move out or the account must be sent to collections.
- Review all monthly reports including the weekly status report, monthly operating report, cash flow, and the market survey are accurately completed and emailed in a timely manner on the date they are due each month.
- Ensure payroll is accurately completed weekly and submitted in a timely manner each pay period.
- Ensure all expenses are within the property's budget and all major purchases are approved before being purchased.
- Complete training modules as assigned.
- Follow Fair Housing guidelines when working with prospects and residents.
- Follow safety guidelines in accordance with OSHA and company standards.
Supervisory Responsibilities:
- Directly supervise and provide mentor opportunities to a multi-location team of Community Managers and Operations Specialist (s).
- Conduct supervisory responsibilities in accordance with Company policies and applicable laws.
- Conduct regular site visits.
- Effectively and professionally present information and respond to questions from groups of managers and clients.
- Train newly hired staff members on the “Wellington Way”, as well as reinforce & support training to new & veteran staff members provided by other departments.
- Review reports/documents created by on-site team for accuracy and approval prior to release.
- Perform monthly and quarterly audits.
- Coordinate and assess results of monthly and quarterly audits.
- Review resident surveys and offer feedback to on-site teams.
- Appraise performance and discipline employees.
- Supervise employees for good conduct and work productivity.
- Address complaints and resolving problems within the portfolio when the on-site manager is unable to handle on their own.
Education and Experience:
- Bachelor’s Degree Required
- A minimum of five years’ property management experience with high-unit count properties and/or multi-sites; related experience and/or training will be considered; or equivalent combination of education and experience
- Addistionally, a minimum of five years experience in employee supervision
- Experience with Yardi & CRM software
- Proficiency with Microsoft Office
- CAM, CAPS and/or Real Estate License preferred
- Knowledge of marketing strategies/best practices, with an emphasis on social media management, audience engagement, and digital brand presence.
- Knowledge of Landlord-Tenant and Fair Housing laws
- Reliable mode of transportation
- Valid DMV Driver’s License
- Self-motivated and detail-oriented
- Skilled in both oral and written communication
- Ability to interact with diverse audiences consisting of clients, residents, vendors, and coworkers in a professional manner.
- Ability to work individually or as a team, dealing with different personalities and goals
- Possess strong leadership skills and help motivate the team to take initiative to go above and beyond.
- Possess time management skills
- Available for overnight travel, potentially for multiple nights
- Regular attendance and punctuality
- General administrative skills such as answering phones, emails, etc.
- Basic math and accounting skills, including understanding and explaining financial reports.
- Proficiency with mobile apps including social media for marketing purposes for daily use on the job

The employee is regularly required to stand and sit, as well as occasionally climb or balance and stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 25 pounds.
