About 52TEN
52TEN is an established private investment firm based in Scottsdale, Arizona, specializing in the acquisition and repositioning of manufactured housing communities. As one of the top 100 community owners in America, 52TEN is recognized for its innovative approach and commitment to delivering the best experience in the industry to our employees, residents, investors, and vendors.
At 52TEN, we believe strong communities start with strong leadership. We are seeking a driven, service-oriented Community Manager to lead North Meadows Estates in Randleman, North Carolina.
About the Opportunity
North Meadows Estates is a 203-homesite manufactured housing community in Randleman, and we're looking for a Community Manager who is excited to take ownership of the community's day-to-day operations, resident experience, and performance.
This is an opportunity to do more than simply keep a property running. You'll be the onsite leader residents know and trust, work closely with our District Manager to identify opportunities for improvement, and play an important role in making North Meadows Estates an even better place to live.
You'll have the support and resources of an established, growing company while still having the autonomy to make an impact at the property level. From building strong resident relationships and maintaining high community standards to managing collections and improving financial performance, you'll have meaningful ownership over the success of the community.
We're looking for someone who enjoys being hands-on, takes pride in running a great property, and knows how to balance excellent customer service with accountability and sound business judgment. Whether you've already led a community or you're an experienced property management professional ready for greater responsibility, what matters most is your ability to lead, solve problems, build relationships, and get results.
Key Responsibilities

- Serve as a visible, approachable leader for residents and the onsite team.
- Lead and support onsite maintenance personnel and coordinate vendors and contractors as needed.
- Partner closely with the District Manager to execute community priorities, solve problems, and identify opportunities for improvement.
- Set the standard for professionalism, accountability, responsiveness, and resident service.
Deliver an Exceptional Resident Experience
- Build strong relationships with residents and create a welcoming, well-managed community.
- Respond to resident questions and concerns promptly, professionally, and with sound judgment.
- Communicate and enforce community policies fairly and consistently.

- Look for opportunities to strengthen resident satisfaction, engagement, and pride in the community.
Drive Property Performance
- Manage key community performance areas, including collections, occupancy, operating expenses, and resident retention.
- Monitor property financials and operating metrics, identify trends, and take action when needed.
- Support budgeting, forecasting, variance management, and property-level reporting.
- Identify opportunities to improve revenue, control expenses, and strengthen overall community performance.
Maintain a Great Community
- Conduct regular property walks and maintain high standards for appearance, safety, and curb appeal.
- Coordinate maintenance priorities, vendor work, and community improvement projects.
- Ensure resident records, notices, inspections, and other required documentation are accurate and timely.
- Maintain compliance with company policies and applicable health, safety, and regulatory requirements.
Manage Leasing & Home Sales
- Manage available homes and homesites as opportunities arise, including inquiries, tours, applications, and move-ins.
- Coordinate home sales and leasing activity from initial inquiry through closing or move-in.
- Maintain accurate listings and ensure available inventory is presented and marketed effectively.
Help Shape What's Next
- Identify opportunities to improve operations, resident experience, property appearance, and financial performance.
- Bring ideas forward, take initiative, and follow through on opportunities to make the community better.
- Work collaboratively with the broader 52TEN team to implement best practices and continuously improve how we operate.
