Night Maintenance Technician

Position Summary

We are seeking a dependable, hardworking Night Maintenance Technician to help maintain the cleanliness and appearance of a multifamily community.

Schedule: Sunday–Thursday, 1:00 PM–10:00 PM. Fridays and Saturdays off.

The primary responsibility of this position is maintaining clean and presentable breezeways, stairwells, and common areas throughout the property. During the final portion of the shift, the Night Maintenance Technician performs door-to-door trash valet collection .

This is a hands-on, physically active position requiring someone who is dependable, works well independently, pays attention to detail, and takes pride in keeping the property clean.

Key Responsibilities

• Clean property breezeways, stairwells, and common areas throughout the shift.
• Vacuum and clean carpeted breezeways on a regular rotation.
• Sweep and spot-clean concrete breezeways and assist with scheduled pressure washing.
• Remove cobwebs and clean walls, railings, doors, mailbox areas, and other surfaces.
• Empty trash receptacles and maintain clean common areas.
• Identify and report burnt-out lights, maintenance concerns, and safety hazards.
• Perform door-to-door trash valet collection during the final two hours of the shift .
• Transport collected trash to the property's dumpster or compactor.
• Keep trash carts, equipment, and work areas clean and organized.
• Follow property trash-collection procedures and report resident violations when necessary.
• Assist with minor maintenance, touch-ups, punch work, and other property needs as directed.
• Use company-approved mobile applications for photos, reporting, and work documentation.

Qualifications

• Previous cleaning, janitorial, grounds, maintenance, or similar experience preferred.
• Dependable and able to consistently work the required 1:00 PM–10:00 PM schedule .
• Comfortable working independently with minimal direct supervision.
• Strong attention to detail and pride in maintaining a clean property.
• Ability to work outdoors and in breezeways and stairwells during evening hours.
• Comfortable using a smartphone/mobile application for work-related reporting and documentation.
• Valid driver's license preferred.
• Employment is contingent upon successful completion of a pre-employment background check .

Physical Requirements

This is a physically active position requiring significant walking and movement throughout the property.

• Ability to lift and carry up to 50 lbs.
• Ability to push and pull loaded trash carts.
• Ability to walk the full property multiple times during each shift.
• Ability to regularly climb stairs and work in multi-story breezeways.
• Ability to stand, walk, bend, stoop, reach, push, pull, and perform cleaning-related physical activities.
• Ability to work outdoors and in breezeways/stairwells during varying weather conditions and after dark.
• Ability to perform the essential functions of the position, with or without reasonable accommodation.
