We're seeking a confident, relationship-driven Dispositions Manager to work directly with investor buyers who will fix and flip the properties we acquire. You'll speak daily with investors, present deal opportunities, structure win-win assignments with speed and clarity, and negotiate deals from first contact through closing. Your ability to build trust and close deals will directly impact our exit pipeline and profitability.
About This Role
The Dispositions Manager is responsible for managing and converting our property inventory into closed, profitable deals while nurturing and expanding our investor network. Your work will directly influence company revenue, deal velocity, and the strength of our buyer relationships.

You will lead the **disposition process** by managing transactions between our acquisitions and an expanding network of fix-and-flip investors. In this role, you’ll evolve into a **real estate expert** capable of positioning properties, negotiating win-win terms, and closing deals with speed.
Required Skills:
* Fluent, professional English for investor calls/negotiations.
* Confident phone presence and strong negotiation skills, especially in high-stakes situations.
* Calm, revenue-driven mindset; manages multiple deals proactively.
* Coachable, self-motivated, disciplined, and systematic with follow-up and process adherence.
* Ability to quickly build rapport and confidently handle investor objections.
Preferred Skills:
* Strong background in real estate dispositions, wholesaling, or investment sales.
* Familiar with investor buyers, assignment contracts, and exit strategies (assignments, double close).
* Proven ability to close deals or manage a high-volume sales/disposition pipeline, particularly with distressed properties or urgent transactions.

Your Responsibilities:
* Your primary role is to take properties from assignment through closing and ensure each opportunity is positioned, marketed, and negotiated for maximum profit. You will:
* Manage & Close Deals: Oversee the entire disposition process from assignment to closing,
ensuring smooth, timely transactions and clear communication with all parties.
* Investor Relations: Serve as the primary point of contact for buyers and investors, nurture
ongoing relationships, and proactively grow our qualified buyer list.
* Coordinate Showings: Schedule and manage property showings, send out deal blasts, and ensure interested investors have the information they need to make quick decisions.
* Negotiate Terms: Negotiate pricing, assignment terms, and timelines with investors to maximize the deal spread while creating win-win outcomes.
* CRM & Pipeline Management: Keep detailed, accurate notes in GoHighLevel and InvestorLift, track follow-ups, and manage leads through each pipeline stage.
* Collaboration: Coordinate closely with Acquisitions and Transaction Coordination to ensure smooth handoffs, clear documentation, and on-time closings
Compensation Structure

Base Salary: $1,000 / month
Commission: 5% of the Deal Spread
What is the Deal Spread: It’s the profit on a property: Sale Price – Acquisition Cost = Deal Spread
Deals Closed / Month Commission Base Salary Total Monthly Compensation
2 Deals $2,000 + $1,000 base pay= $3,000
3 Deals $3,000 + $1,000 base pay= $4,000
4 Deals $4,000 + $1,000 base pay= $5,000
Your earning potential is uncapped — the more you close or the larger your spreads, the higher your income.
