Overview:

Middleton Meyers is seeking a seasoned, highly skilled, and hands-on Maintenance Manager to lead maintenance operations at Townes at University Pointe our flagship and largest communityand support maintenance leadership across our North Charlotte portfolio. This role demands someone with at least 5 years of multifamily maintenance experience , including a minimum of 12 years in a supervisory capacity .

Youll be based at
Townes , working alongside a strong and capable Assistant Maintenance Supervisor.This position is for a proven leader who knows how to handle volume , optimize systems , and motivate teams all while keeping operations safe, compliant, and resident-focused.

What Youll Do:

Key Responsibilities:

At Townes at University Pointe 428 Units):

• Direct and manage all day-to-day maintenance operations

• Lead a high-volume turn schedule and coordinate unit inspections, work orders, and preventative maintenance

• Work alongside and support a strong Assistant Maintenance Supervisor

• Oversee HVAC, plumbing, electrical, appliance, and grounds systems; escalate complex issues when needed
• Ensure safety compliance and uphold quality standards across the site
• Conduct daily and weekly inspections of completed unit turns to ensure quality standards are met.
• Support Maintenance Supervisors by obtaining and organizing vendor bids for upcoming projects and contracted work.
• Provide leadership to maintenance teams in maintaining clean and well-kept grounds throughout the day.
• Implement and oversee quarterly preventative maintenance programs across the property.
• Perform monthly reviews of all on-site logs to ensure compliance and accuracy.
• Assist in ensuring properties meet all requirements to successfully pass annual pool inspections.
• Regularly inspect maintenance shops to uphold cleanliness standards and maintain proper inventory control.

What Youll Need:

• Minimum 5 years of maintenance experience in multifamily or commercial real estate, with at least 12 years in a supervisory or lead role.

• Strong technical proficiency in HVAC, plumbing, electrical, and appliance repair.

• EPA Universal and CPO certifications required (or ability to obtain within 90 days).

• Proven ability to manage competing priorities and operate independently across multiple sites.

• Experience with work order systems (RealPage) preferred.

• Bilingual (Spanish) preferred.

• Valid drivers license and reliable transportation are required.
