Maintenance Technician
MalaceHR is seeking a skilled and reliable Maintenance Technician to support the maintenance and repair operations of a portfolio of off-campus apartment communities. The ideal candidate will possess a strong background in general building maintenance and be capable of independently performing a wide variety of repairs, preventative maintenance tasks, and resident service requests.
This position requires hands-on experience across multiple trades, including carpentry, plumbing, electrical, HVAC, and appliance repair. The Maintenance Technician will play a key role in maintaining safe, functional, and attractive living environments for residents while delivering exceptional customer service.
Essential Responsibilities
- Perform routine maintenance, inspections, and repairs throughout apartment units and common areas.
- Troubleshoot and repair residential plumbing systems, including faucets, toilets, sinks, drains, and water lines.
- Perform basic electrical repairs, including outlets, switches, lighting fixtures, and circuit troubleshooting.
- Conduct HVAC maintenance and minor repairs on heating, ventilation, and air conditioning equipment.
- Diagnose and repair household appliances, including refrigerators, ovens, dishwashers, washers, and dryers.
- Complete carpentry work such as door repairs, drywall patching, trim installation, cabinet repairs, and painting.
- Respond promptly to resident maintenance requests and emergency service calls.
- Perform preventative maintenance to ensure building systems operate efficiently.
- Assist with apartment turnovers, including repairs, inspections, and preparation for new residents.
- Maintain accurate maintenance records and work orders.
- Ensure compliance with all safety regulations, company policies, and local building codes.
- Maintain tools, equipment, and work areas in a clean and organized manner.
Qualifications
- High school diploma or GED required.
- Minimum of 2 years of maintenance experience in apartment, residential, commercial, or facilities environments preferred.
- Strong working knowledge of carpentry, plumbing, electrical, HVAC, and appliance repair.
- Ability to diagnose maintenance issues and implement effective solutions.
- Excellent customer service and communication skills.
- Ability to work independently and prioritize multiple tasks.
- Valid driver's license and reliable transportation preferred.
- Ability to lift up to 50 pounds and perform physical maintenance activities including climbing ladders, kneeling, bending, and working in various weather conditions.
Preferred Qualifications
- EPA Section 608 Certification preferred but not required.
- Certified Pool Operator (CPO) certification preferred but not required.
- Experience working in multifamily housing or student housing environments.
- Familiarity with work order management systems and preventative maintenance programs.
