Job Summary
Serves as the interface between Plant Operations and Maintenance, Planning Design and Construction, consulting architects, engineers, and contractors in the development of the planning design and construction of projects that impact Advocate facilities and services. Under the general supervision of the Facility Director/Manager at assigned locations, performs a broad spectrum of activities that generally align with professional project management services such as: coordinating and scheduling construction projects, visiting work sites to determine necessary resources, and inspecting projects to ensure compliance with specifications and standards.
Essential Functions
- Maintains and deliver projects per Advocate Health (AH) guidelines, policies, and procedures.
- Collaborate with Project Design and Construction Department to understand project goals and objectives by reviewing project plans and specifications as assigned and offering feedback to design firms to ensure ease of maintenance and reduce equipment downtime.
- Manage Contractor-Engaged Facility Maintenance Project Construction by ensuring project permitting, quoting, scheduling, and implementing.
- Coordinate contractor bid process, approval and payment of invoices, contract costs and project budget, and maintain all financial records in project management software for assigned projects.
- Report regular updates about project status to facility maintenance leadership keeping them informed of project status and ongoing activities and other related work by attending market project logistics meetings and leading market specific project logistics meetings based on facility assignments.
- Represent Facility Maintenance as the designated representative at project meetings during the planning, bidding and construction process as assigned by manager.
- Coordinate activities of the maintenance technical staff, contractors and vendors in an effort to minimize any effects on normal facility operation and patient services.
- Work with maintenance to research the impacts of shutdowns, tie-ins and scheduling activities. Manages and coordinates shut down requests to ensure proper vetting of all impacted areas has occurred. Reviews the work plan, lift plan or any other plans that pertain to the work being accomplished. Ensure safety talk has taken place prior to beginning work.
- Work with both the Infection Control and Safety officers on all projects to ensure compliance with their requirements (PCRA/ICRA and ILSM/ALSM). Including things like above ceiling permits, hot work permits, panels schedule update process, etc.
- Assist facility POM leadership with the development and execution of the Event Communication and Assessment Form including the impact matrix to affected areas.
- Ensure contractors have the access needed to perform the job/task.
- Ensure the proper commissioning of a completed project with a complete check out of all mechanical, electric, and plumbing related systems. Attend rough-in inspections and monitor construction area for Infection Control and Safety related issues. Ensure that proper training is provided to the maintenance personnel.
- Ensure that maintenance receives all close-out documents, that they are assembled as required, including as-built drawings and Operations and Maintenance manuals.
- Assist maintenance in performing asset management support and services to include asset disposition and new assets being added to inventory. Work closely with maintenance System Support as needed to ensure asset inventories are updated at the time of project substantial completion.
- Ensure maintenance interests are represented in Facility Guidelines, specifications, and negotiations.
- Assist maintenance leadership in capital infrastructure prioritization and budgeting.
- Obtain Firestop Instructional Training Level 1 (FIT 1) certification and monitor rated walls for proper integrity during construction activity.
- Follow all Advocate safety policies and procedures; remain fully current on all Advocate provided safety-related training annually.
Education, Experience And Certifications
High School Diploma or GED required.
Bachelor's Degree in Construction Management, Engineering, Architecture or equivalent highly preferred.
Seven years of applicable experience in construction/project management.
Healthcare Experience Preferred.
Prefer knowledge of all applicable codes and regulations, to include NFPA Life Safety Code, applicable state State Building Codes, etc.
Physical Requirements
Walking, climbing, lifting, crawling, squatting, and kneeling.
Lifting less than 50 pounds on occasion.
Visual acuity.
Ability to sense vibrations and smells.
Ability to sense hot and cold.
Ability to avoid exposure to hazards such as: exposure to hazardous chemicals and materials, hot piping, steam, live electrical systems, uneven or unsteady walking surfaces, construction hazards.
