We seek an accomplished, experienced Construction Manager for high end custom home construction. The right candidate's primary responsibility is to support the Building Team and Project Manager with management of the projects and job sites. This includes but is not limited to scheduling, supervising, and supporting job site subcontractors, homeowner walk-throughs, on site inspections, project tracking and reporting, materials management, and enforcing quality standards, and involves both field and office work managing our custom home construction.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
- Recognize and enforce quality standards through daily inspection of homes under construction
- Inspect each house daily to ensure all work is in accordance with plans and specifications and determine the status as it compares to the production schedule
- Schedule and walk inspections with inspectors
- Walk each completed home before the homeowner walk-through and closing sign-off to make sure that the home is complete, clean, and meets standards of quality
- Note outstanding homeowner walk-through items and schedule repairs
- Conduct all business in a professional and ethical manner to serve customers and increase the goodwill of the company
- Develop and maintain good rapport with subcontractors and homeowners
Required Qualifications:
- Bachelor's Degree in Construction Management, or 4+ years construction management experience
- Construction foreman/superintendent experience or similar internship
- Organized and dependable with good oral, written, and computer communications skills
- Commitment to quality work with a strong work ethic
- Proficiency with MS Office and email
- Able to utilize ARH Construction applications on a smart phone, tablet, or laptop
- Able to apply common sense understanding to carry out instructions furnished in written, oral form or via ARH Construction applications
- Must have a valid driver’s license and be willing to drive among designated job sites and communities in daytime and evenings.
- Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; climb, balance and stoop, crouch or crawl; walk up and down stairs; walk on unlevel terrain; reach with hands and arms; talk and hear. Ability to lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision and peripheral vision
- Regular exposure to outside weather conditions, operating equipment and tools, and high places.
- Require minimum supervision
- Work effectively in high pressure situations
- Ability to create a systematic approach in carrying out assignments
- Ability to work overtime and occasional weekend hours. Position is primarily 730a-5p M-F, but flexibility due to scheduling of work is required
You will have a close working relationship with a Project Manager who has overall responsibility to the customer for the Project, and other Construction Managers within the company.
Total compensation in the $75,000 - $85,000 range base salary plus quarterly/annual bonuses related to meeting construction schedules, Gold Standard closings, and preservation of gross profit.
