Asset and Business Development Manager
Position Overview
Our client, a storage company, is seeking an Asset & Business Development Manager who will oversee the financial and operational performance of a national portfolio of self-storage facilities while also driving new business growth. Based in Raleigh, NC, this role requires regular travel to evaluate properties, collaborate with corporate and field teams, and pursue new partnership opportunities. The role combines asset management expertise with a strong focus on new business development and business-to-business sales to expand the portfolio and maximize asset value.
Key Responsibilities
• Manage the financial performance of assigned self-storage assets by analyzing income statements, occupancy rates, and key financial metrics to identify trends and opportunities.
• Prepare and maintain budgets, forecasts, and detailed pro forma financial models for acquisitions, capital improvements, and operational planning.
• Collaborate with operations and facilities teams to implement cost controls and property improvements.
• Conduct site visits to assess property conditions, oversee capital projects, and ensure operational standards and brand consistency are maintained.
• Develop and present performance reports and strategic recommendations to senior management to support decision-making.
• Create and deliver monthly operational reporting to existing clients, ensuring transparency, accountability, and actionable insights on portfolio performance.
• Leverage digital and social media channels to support marketing initiatives and enhance property visibility and community engagement.
• Monitor market trends, competitor offerings, and local market conditions to inform pricing strategies and growth opportunities.
• Ensure compliance with company policies, financial controls, and industry regulations across the asset portfolio.
• Lead new business development by identifying, pursuing, and securing third-party management opportunities, building pipelines, and closing new contracts.
• Attend regional and national self-storage conferences and trade shows to network, promote company services, and secure new business opportunities.
Qualifications
• Bachelor’s degree in Finance, Real Estate, Business Administration, or related field.
• Proven track record in new business development and B2B sales, with demonstrated success in generating leads and closing new partnerships.
• Strong financial analysis and modeling skills; proficient in creating budgets, forecasts, and pro forma analyses.
• Advanced proficiency with Microsoft Excel and financial software tools.
• Familiarity with real estate or property management market dynamics, revenue management techniques, and operational best practices (self-storage industry knowledge is a plus but not required).
• Experience using social media (such as LinkedIn, Instagram, or Facebook) in a professional or business context to support marketing efforts.
• Excellent communication and presentation skills, with the ability to convey both financial and sales information to diverse audiences.
• Strong sense of urgency when corresponding with potential and existing clients, ensuring timely and professional communication.
• Comfortable using CRM systems to establish, manage, and track campaigns designed to garner new business.
• Strong organizational skills and attention to detail, with the ability to manage multiple projects and deadlines.
• Willingness to travel frequently across the country to visit properties, attend industry events, and pursue new business opportunities.
