Building Systems Maintenance Technician (HVAC-Focused)

When the sun comes up over Topsail Beach, NC, you’re the steady hand that keeps the facility running smoothly. From crisp air and steady temperatures to safe lighting and clean, organized mechanical rooms—your work is what makes the space comfortable and dependable for staff and visitors.

A Day in the Life

You’ll make proactive rounds, listening for odd fan noises, checking gauges, and inspecting equipment before issues become disruptions. When a call comes in—a warm office, a tripped breaker, a leaky valve—you triage quickly, diagnose, and resolve. In between, you’ll keep records tidy, replenish parts, coordinate with vendors, and help set up or break down events so spaces are ready on time.

What You’ll Tackle

• Hands-on upkeep and repair of building systems: HVAC, plumbing, electrical, and general facility equipment.
• Frontline HVAC support: troubleshoot, perform basic repairs, and execute preventive maintenance.
• Routine inspections to spot wear, safety concerns, and maintenance needs early.
• Rapid response to work orders and emergencies to reduce downtime.
• Accurate documentation of inspections, repairs, and PM tasks.
• Event support: move equipment, furniture, and supplies for setup/breakdown.
• Inventory stewardship: track tools and supplies; reorder materials as needed.
• Adherence to OSHA, safety procedures, and facility policies.
• Keep mechanical rooms, storage, and maintenance areas clean and organized.
• Coordinate with staff, vendors, and contractors for service calls and projects.

What You Bring

• High school diploma or equivalent (required); technical certification in facilities maintenance, HVAC, or a related field (preferred).
• Real-world HVAC experience in a maintenance, facilities, or service setting.
• Broad building maintenance skills, including plumbing, electrical, and general repairs.
• Sharp troubleshooting ability and strong attention to detail.
• Self-directed work style with solid time management and prioritization.
• Professional communication and a customer service mindset.
• Valid driver’s license with a clean driving record.
• Reliable personal transportation to and from the worksite each day.
• Physical capability to lift, carry, climb ladders, bend, and stand for extended periods.

Schedule & Extras

• Willingness to work flexible hours when needed, including occasional evenings, weekends, or on-call coverage.
