Regional Property Manager
- Demonstrate strong leadership and management skills in all areas, including talent acquisition, performance management, coaching, mentoring, and conflict resolution.
- Build and sustain high-performing Property Manager and service teams aligned with company culture and standards.
- Conduct regular site visits to provide operational oversight, accountability, and professional development support.
- Drive portfolio financial performance by assisting in the creation and execution of annual operating budgets and forecasting.
- Monitor expense control and review monthly profit and loss statements; implement strategies to address variances and improve NOI.
- Ensure timely and accurate reporting from onsite teams and maintain strong internal controls.
- Partner with Revenue Management and Marketing to forecast market rents and execute pricing strategies informed by thorough market research and competitive analysis.
- Analyze occupancy trends, leasing velocity, and pipeline developments to proactively adjust strategies and maintain competitive positioning.
- Identify emerging market dynamics and respond with agility to protect asset performance.
- Ensure the physical condition, curb appeal, and overall presentation of each property meet the Company's and ownership's established standards.
- Partner with Maintenance leadership to ensure preventative maintenance programs and capital projects are executed effectively.
- Maintain consistent operational standards and policy compliance across all communities.
- Collaborate in the development and execution of annual marketing plans.
- Conduct periodic marketing and leasing performance reviews to evaluate traffic, conversion, and brand positioning.
- Champion a best-in-class resident experience by monitoring service standards and online reputation metrics.
- Support proactive and regular communication with ownership groups and internal stakeholders, maintaining consistent touchpoints that keep ownership informed on portfolio performance, operational priorities, and strategic developments.
- Serve as a trusted relationship manager for ownership groups, demonstrating responsiveness, transparency, and a solutions-oriented approach that reinforces long-term partnerships.
- Underwrite and interpret proformas to support ownership conversations, new acquisitions, and portfolio planning - translating financial data into clear, actionable narratives for a variety of audiences.
- Lead and contribute to new business development efforts, including preparing and delivering pitches to prospective ownership groups and clients from initial engagement through proposal execution.
- Work cross-functionally with Construction, Accounting, and Asset Management to ensure alignment on capital projects, reporting, and long-term asset strategies.
- Contribute operational insights that support strategic decision-making and long-term investment value.

- At least 5-7 years professional work experience, preferably with a focus on property and/or asset management, brokerage, investments, and/or development. Experience in hospitality or retail management is also preferred.
- A track record of success developing, growing, and retaining high-performing teams.
- A track record of success building and managing relationships with clients, investors, ownership groups, and other internal and external partners.
- Experience creating and managing a budget and/or P&L.
- Knowledge or understanding of apartment management laws and regulations, federal, state, and local..
- High degree of proficiency with computer programs, including Microsoft Office Suite and Excel. Industry software (Yardi) experience is preferred.
- College degree preferred.
