Living Stone Design + Build, a nationally recognized and #1 rated custom home builder in North Carolina, is seeking a highly skilled and experienced Lead Estimator to join our growing team in Asheville, NC and surrounding markets. About the Role:

The Lead Estimator will be a crucial part of our pre-construction team, responsible for preparing accurate and comprehensive estimates for custom home, renovation and commercial projects. This role requires a strong understanding of residential construction, materials, and labor costs. You will collaborate closely with the sales and production teams to ensure our estimates are competitive, precise, and align with client expectations and project specifications.

Key Responsibilities:

• Prepare detailed cost estimates for custom home builds, renovations and commercial projects, including material take-offs and labor costs.
• Analyze blueprints, specifications, and other documentation to prepare accurate estimates.
• Communicate effectively with suppliers and trade partners to obtain competitive pricing for materials and services.
• Collaborate with the design team, to ensure accurate pricing for specified items and selections.
• Ensure all necessary information, such as surveys, septic/soil evaluations, geotechnical reports, and well information, is obtained for accurate permitting and estimating.
• Maintain accurate records of all estimates and related documentation.
• Work to a 23-week turnaround for initial budget estimates.
• Review plans for errors and omissions and communicate any discrepancies.
• Ensure that Energy Star and Green Built certifications are factored into estimates where required by community or client.

Qualifications:

• 10 years experience minimum as an estimator in residential construction, preferably with custom homes, renovations and commercial.
• Strong knowledge of construction materials, methods, and industry best practices.
• Ability to read and interpret architectural and engineering plans and specifications.
• Excellent communication, analytical and mathematical skills.
• Proficiency in estimating software, Co Construct, Google Workspace and tools.
• Strong communication and interpersonal skills, with the ability to collaborate effectively with internal teams and external partners.
• Ability to manage multiple projects and deadlines.
